How to Write a Real Estate Listing Description with AI (in 5 Minutes)

A great listing description does one job: help a buyer fall in love before they walk in. The problem is that writing one well — punchy, accurate, fair-housing compliant — eats 30 to 60 minutes you don't have. Here's a repeatable 5-step AI workflow that gets you there in about five.

The 5-step workflow

Step 1 — Dump the facts (60 seconds)

Don't write anything yet. Just list the raw details: beds, baths, square footage, neighborhood, 3–5 standout features, recent upgrades, and the type of buyer it suits. Messy bullet points are fine — the AI cleans them up.

Step 2 — Pick the single hook

Every listing has one thing that sells it: the chef's kitchen, the lot, the walkability, the price. Decide what leads. A description that tries to highlight everything highlights nothing.

Step 3 — Run the master prompt

Paste this into ChatGPT (free tier works), fill the brackets, and send:

Step 4 — Edit for voice & compliance (90 seconds)

Read it out loud. Cut any line that sounds like a robot, add one specific human detail only you know, and double-check there's nothing that could imply a preferred type of resident. This is the step that separates "AI slop" from a description you're proud to publish.

Step 5 — Format for the MLS

Ask a quick follow-up: "Now give me a 40-word short version for portals with character limits, and 3 headline options." Now you've got the full set in one sitting.

Fair housing — don't skip this. AI doesn't know your local rules. Never let it describe the ideal buyer, reference schools/churches as selling points to a "type" of family, or imply who "belongs" in a neighborhood. You are legally responsible for the final copy.
